Dilapidations

Lease-end reinstatement and repairs for industrial units and warehouses across London and the Home Counties, from mezzanines and racking areas to roofs, cladding and yards.

Industrial and Warehouse Dilapidations in London and the Home Counties

Industrial and warehouse schedules of dilapidations tend to be heavier than office ones. As well as the tenant’s internal alterations, they often cover the building envelope and the yard: worn floors, leaking roofs and rooflights, damaged cladding, tired loading doors and broken tarmac.

Woodhams Group carries out dilapidations, reinstatement and repair works on industrial units, warehouses and distribution buildings across London, Surrey, Berkshire, Hampshire, Buckinghamshire, Hertfordshire, Kent and Essex. Our own building, mechanical, electrical and fabrication teams work under one Project Manager, so the inside, the envelope and the yard are delivered as one programme.

Typical industrial and warehouse dilapidations works

  • Removal of mezzanine floors, offices and tenant-built structures, with structural alterations where needed
  • Strip-out of tenant air conditioning, pipework and electrical installations
  • Warehouse and industrial floor repairs
  • Roofing repairs, rooflight replacement and protective coatings
  • Cladding replacement, repair and cleaning
  • Structural steel treatment and repair
  • Roller shutter and loading door repair, upgrade or replacement
  • Masonry repairs and redecoration, inside and out
  • Yard and car park works: tarmac repairs, resurfacing, kerbs, drainage, road markings and fencing
  • Testing and certification of electrical and fire alarm systems

Industrial Units to Handover

We price against the schedule of dilapidations item by item and plan the programme back from the lease-end or break date, so the tenant, the landlord and the surveyors can see the cost of each line and when it will be done.

Because we design, fabricate and install steelwork ourselves, we can make replacement items such as roller shutter doors, platforms and handrails in-house rather than waiting on a separate supplier.

Where a site is still operating, we sequence the work around it. On an industrial project in Swindon we reclad the external elevations, repaired the structural steel and masonry, designed and installed four new roller shutter doors and resurfaced the car park with new drainage, while the facility stayed in continuous use.

Industrial Dilapidations Questions

What do warehouse dilapidations usually include?

It depends on the lease, but schedules often cover removing the tenant’s mezzanines and offices, repairing floors, roofs and cladding, overhauling loading doors, and repairing the yard, followed by redecoration.

Can you remove a mezzanine floor?

Yes. We remove mezzanines and make good the floor and building around them. If a landlord wants one kept or altered instead, our fabrication team also designs and installs platforms and mezzanines.

Do you repair roofs and cladding?

Yes. We carry out roofing repairs, replace rooflights, apply protective coatings and replace, repair or clean cladding. On our Swindon project we reclad the building’s external elevations.

Can you work while the unit is still operating?

Yes. On our Swindon project the facility stayed in continuous industrial use throughout the works.

Do you cover yards and car parks?

Yes. We repair and resurface tarmac, lay kerbs and drainage, renew road markings and repair fencing.
