Dilapidations
& Repairs Contractor

End-of-lease dilapidations, strip-out and reinstatement works for tenants and landlords across London and the Home Counties, delivered by one contractor to your lease deadline.

Dilapidations Contractor for London and the Home Counties

When a commercial lease ends, the property usually has to be handed back in the condition the lease requires. That means stripping out the tenant’s fit-out, reinstating the original layout, and repairing and redecorating the building. These are dilapidations works, and they nearly always come with a fixed date attached.

Woodhams Group carries out dilapidations, reinstatement and repair works on offices, industrial units, warehouses, shops, restaurants and listed buildings. We work from our base in Hook, Hampshire, across London, Surrey, Berkshire, Hampshire, Buckinghamshire, Hertfordshire, Kent and Essex, and further afield for larger projects.

We have been a building contractor since 1960. Our own CSCS and NVQ qualified trades, a dedicated Project Manager and an in-house design team mean one company takes responsibility for the whole schedule, from the first strip-out to the final test certificates.

Who we work for

  • Tenants approaching lease expiry or a break date, who need the schedule of dilapidations completed before they hand back the keys
  • Landlords and asset managers preparing a vacated building for re-letting or sale
  • Dilapidations surveyors, property managers and solicitors who need a contractor to price and deliver a schedule of works

  • Mezzanine floor removal and structural alterations
  • Demolition of internal walls and tenant-built structures
  • Site clearance, waste removal and recycling
  • Reinstatement of the original layout and finishes

Building services

  • Strip-out of air conditioning, boilers, pipework and electrical installations
  • Rewiring, new lighting and power supplies
  • Fire alarm installation
  • Testing and certification of gas, electrical and fire alarm systems

Repairs and making good

  • Roofing repairs, rooflight replacement and protective coatings
  • Cladding replacement, repair and cleaning
  • Warehouse and industrial floor repairs
  • Doors and windows replaced or refurbished
  • Internal and external redecoration
  • External works, including tarmac repairs, road markings and fencing

We also provide design services, including CAD and BIM, where reinstatement drawings are needed.

Dilapidations Questions

What are dilapidations works?

They are the repair, reinstatement and redecoration works a tenant is required to carry out under a commercial lease, normally at the end of the term. The landlord’s surveyor usually sets them out in a schedule of dilapidations.

Which areas do you cover?

London and the Home Counties, including Surrey, Berkshire, Hampshire, Buckinghamshire, Hertfordshire, Kent and Essex. We travel further for larger projects.

Can you price from a schedule of dilapidations?

Yes. Send us the schedule and we will visit the property and price it item by item, so you and your surveyor can see the cost of each line.

Do you act as Principal Contractor?

Yes. On Hudson House we were CDM Principal Contractor for the whole project, from heavy demolition through to final testing and certification.

Can you meet a lease-end deadline?

We plan every project around the handover date. On a recent office project in Chertsey we worked seven days a week to complete a full four-storey refurbishment in six weeks.

Should a tenant do the works or agree a settlement with the landlord?

That is a decision for you and your surveyor. A firm contractor price for the works helps you compare the two, and we are happy to provide one.
