Clearance

Clearing commercial and industrial buildings for lease end, sale or re-letting across London, the Home Counties and the Midlands, from isolating the services to handing back an empty, safe building.

Site and Factory Clearance in London, the Home Counties and the Midlands

When a business moves out of a factory, warehouse or office, the building rarely empties itself. Services need isolating and disconnecting, tenant installations and structures need taking out, and everything left behind needs removing, recycling or disposing of properly before the keys go back.

Woodhams Group clears commercial and industrial sites for tenants, landlords and property owners across London, Surrey, Berkshire, Hampshire, Buckinghamshire, Hertfordshire, Kent, Essex and the Midlands. We have been a building contractor since 1960, and our own building, mechanical and electrical trades work under one Project Manager. That means one programme from the first isolation to the final clean.

What our site clearance covers

  • Safe isolation and disconnection of electrical, gas, water and compressed-air services
  • Strip-out of tenant pipework, air conditioning, boilers and electrical installations
  • Removal of mezzanine floors, offices, partitions and tenant-built structures
  • Demolition of internal walls, with structural alterations where needed
  • Clearance of fixtures, fittings, surplus materials and waste
  • Segregation of waste for recycling, including scrap metal
  • Cleaning and preparing the building for handover, sale or re-letting

From Occupied Site to Empty Building

Clearance is usually against a fixed date, whether that is a lease end, a sale completion or the next tenant moving in. We plan the work back from that date and agree the sequence with you at the start, so you know what will be removed and when.

As Principal Contractor under CDM, we take responsibility for the safety of the whole job. Our ISO 14001 environmental management system covers how waste is segregated, recycled and disposed of.

Clearance is often only the first step. If the lease needs the building reinstated, the same team carries straight on into the dilapidations works: floor and roof repairs, cladding, redecoration, and testing and certification of the electrics and fire alarm. You don’t need to bring in a second contractor.

Site Clearance Questions

What does a site clearance include?
It depends on the building and what is being left behind. Most clearances cover disconnecting services, stripping out tenant installations, removing structures and waste, and cleaning the building ready for handover.

Can you clear a site and then do the dilapidations works?
Yes. One team does both, which saves a handover between contractors and keeps the work on one programme.

Do you recycle what you remove?
Yes. We segregate waste on site so metals and other recyclable materials go for recycling rather than to landfill.

Do you act as Principal Contractor?
Yes. On Hudson House we were CDM Principal Contractor from heavy demolition through to final testing and certification.

How quickly can you start?
Send us the details or the schedule of dilapidations. We will visit the site and give you a price and a programme built around your deadline.
